Sales Package
Cost:
- Seller pays a listing fee of $500 at contract to cover for Pictures, Signage, MLS entry and other Marketing
- At sale, the seller pays a listing commission of $5000 or 1% of the sale price, whichever is higher.
- Seller determines what commission seller will offer to the buyer broker
Services Included:
- Professional Sales Price Analysis
- Professional Photos of the Property and Community (Additional services such as community photos, twilight photos, drone photos/videos, virtual staging, and 3D Matterport available at extra cost)
- Installation of “For Sale” Sign, Advertising on MLS and Top Websites
- Showing Property to Prospects (Accompanied and Self-Show)
- Up to 4 Open Houses on Weekend Days (based on availability: 10:00 AM – 1:00 PM / 2:00 PM – 5:00 PM)
- Assistance with Evaluation, Negotiation, Selection, and Acceptance of Purchase Offers.
- Guidance Through Sales and Settlement Process
- Compliance with Federal Fair Housing, ADA, HOA Regulations, Well & Waste Water, and Lead-Based Paint Compliance
Purchase Package
Cost:
- Buyer pays a $500 retainer fee at contract to cover the time and milage for showings.
- At purchase, Bulbul will take minimum of $5000 or 1% of the sale price, whichever is higher, as buyer broker commission. Any additional commission provided by seller will be available to buyer to use towards closing cost
Services Included:
- Arranging Home Visits and Showing Properties
- Guidance Through Pricing, Offer, Negotiations, Inspections, Contract Compliance, and Settlement Process
- Protection Contingency Management (Inspection, Appraisal, and Loan Approval)
- Compliance with Seller Disclosures, HOA Regulations, Well & Waste Water, and Lead-Based Paint Compliance
